I came across an interesting book recently by Sean Moudry called “Finding the Next Hot Market”. I thought
I’d share it with you. Pay particular attention to the section about market cycles – he goes into greater detail than I’ve seen in most other publications about this topic. For those of you that only invest in your own backyard (like me, for now) this may help you better understand your market and where it’s headed. And for those of you that are always on the lookout for the emerging markets, obviously this may be helpful as well.

This is the first post of what I am hoping will be one of many more to come. True Vision Analytics, LLC is a company founded and run by real estate investors. We are firm believers in creating tools that will enable any skill level of real estate investor to accurately and intelligently analyze rental property investments.
Unfortunately, too many investors were flying by the seat of their pants before the crash. It used to be the norm in certain markets to buy a property with negative cashflow, either due to over-leverage, bad market fundamentals, or both and then sit back and wait for the market to appreciate and rents to grow. Needless to say, thousands of so-called “real estate investors” learned a very hard lesson over the last few years when the market crashed, bringing down property values and bringing with it increased unemployment and tougher rental market fundamentals.
This blog will provide updates to our existing customers and other readers about enhancements to our software, and occasionally some other real estate analysis and education resources. We hope you find it useful and allow us to help you become a better, smarter real estate investor!
